Pick the one that matches where you are.
Not where you want to be, and not where you tell people you are. Start with an hour if you want to test whether any of this is real. The three programs below are by application, all three are capped, and the price goes up as the amount of me you get goes up. That is the only thing that changes.
One hour. Bring a deal.
Sixty minutes with me, one on one. Put a property in front of me and I underwrite it live, line by line, while you watch — what it is really worth, what the rehab really costs, what I would offer and whether I would walk. No deal yet? Bring the questions instead and leave with a plan for the next ninety days.
No application. No discovery call before the call. Nothing to commit to when the hour ends. Pay, and my team reaches out within one business day to schedule it around you.
If you join the 8-week program within 30 days, the $499 comes off the price.
The First Deal
- 8 weeks, small group, live with me — not recorded
- My actual underwriting sheet, the one my team uses
- Deal reviews: bring what you found, I tell you what it really is
- How to find contractors who show up, and what to pay them
- The mindset work, because it is why you have not started
- Group chat with the cohort for the full 8 weeks
Done With You
- 6 months, small group plus private 1-on-1 every month
- We underwrite your real deals together, on your market
- My lender, title and contractor playbook — names, not theory
- Direct message access with a response inside one business day
- Scope and budget review before you swing a hammer
- Exit strategy: hold it, flip it, or refinance and keep it
Inside The Machine
- 12 months, direct line to me
- Introductions to my lenders, my capital, my vendors
- Deal flow: what crosses my desk that I am not taking
- Two in-person days in Las Vegas, in the field, on real properties
- Structure and entity work — how to hold what you build
- Strictly limited. I turn people down for this one.
Payment plans exist so cash flow is not the reason you say no. They are not a discount — the investment is the same either way.
You are not buying information.
You are renting judgment.
Everything I teach is available free somewhere on the internet. What is not available free is somebody who has done this thirteen hundred times looking at your specific deal and saying no, walk away — or yes, and offer eleven thousand less.
My money is in the market this month
I am not teaching from 2019 notes. Roughly a hundred flips a year, right now, in a real market with real rates. What I tell you is what I am doing.
The deal and the operator
I have watched people with a perfect spreadsheet quit anyway. We fix the numbers and we fix the person running them. One without the other does not hold.
Small on purpose
The product is my attention. If I sold a thousand seats, the thing you are paying for would stop existing. So I do not.
Straight answers.
What do I get for $499?
One hour with me, one on one. Bring a deal and I underwrite it live, line by line, while you watch — what it is really worth, what the rehab really costs, what I would offer and whether I would walk. Bring questions instead and you leave with a plan. No application and nothing to commit to afterwards. You pay, then my team reaches out within one business day to schedule it around you, evenings included. If you join the 8-week program within 30 days, the $499 comes off the price.
Why can I buy some of these but have to apply for the others?
The hour and Foundation you can just buy. An hour of my time is an hour whoever you are, and Foundation is built to take somebody from nothing to a first deal. Operator and Partner are different: I am handing over my lenders, my contractors and my phone number, and I cannot get that back. So those two I read applications for, and I turn people down.
Can I pay for the 8-week program in installments?
Yes. Three payments of $1,000, a month apart, and it stops after the third — you are never billed a fourth time. It is not a discount and it is not a subscription you drift into: choosing the payment plan commits you to all three payments.
Do I have to be in Las Vegas?
No. Foundation and Operator are run remotely and plenty of people work their own market — the underwriting travels fine. Partner includes two days here in the field, and that part is worth being here for.
How much money do I need to start?
For Foundation, enough to actually close something or a credible partner who can. I am not going to take three thousand dollars from somebody with no path to a down payment. Tell me the truth on the application and I will tell you if the timing is wrong.
Is this flipping or mindset coaching?
Both, and I will not separate them. I have taught people the exact process and watched them do nothing with it for a year. The reason was never the process. If you only want the spreadsheet, buy a course — that is a fine outcome and it costs less.
Will you guarantee I make money?
No, and anybody who does is lying to you. Real estate has risk, markets move, and I cannot control what you do on a Tuesday. What I will tell you is when a deal is bad, which is worth more than a guarantee.
What happens after I apply?
I or someone on my team reads it and comes back to you either way, usually within two business days. If it looks like a fit we get on a call and figure out which program actually matches. No pressure on that call — if it is not right I will say so.
Applications are read personally.
Tell me where you actually are, what you have tried, and what is in the way. Takes about three minutes.
